Hello potential future tenant! Please read this entire ad before responding!

The master bedroom is available for rent in my new-ish five-bedroom house.

All genders, races, religions, and sexual orientations welcome.

Lease term is 3 months then it reverts to month-to-month. Security deposit is $750 and utilities are split evenly between all occupants, prorated by move-in/move-out dates. (You'll get a monthly spreadsheet that shows the utility calculations.) Utilities are: internet, electricity, gas, sewer, garbage, and water. Note that we have the fastest service offered by Comcast.

I'm looking for a tenant that I will like, and that will like me, and also gel well with the other tenants. The ideal candidate would be a professional with a healthy holistic outlook, or nerdy gamer, though all will be considered.

Mutual features would include the following:
* Friendly, Kind, Respectful, Thoughtful, and Considerate (You are accepting of people of all walks of life, of all religions, races, orientations, etc. You let yourself and others be. You could be chatty or quiet, but you respect others that wish to be left alone. I tend to attract introverts as tenants, and am one, myself.)
* Integrity (You honor your word, pay rent on time, are respectful of others rights, space, health, property, and peace of mind. You clean up after yourself in the common areas, especially kitchen and bathroom. That is, you clean up your crumbs and splatters.) You obey the HOA rules.
* Self-disciplined (You don't need others to set boundaries for you. You make an effort to be a good housemate on your own.)
* Healthy Habits (No smoking, no illegal drugs, and you practice excellent hygiene in common areas and at least moderate hygiene otherwise. Heavy alcohol drinkers need not apply.)
* Having good relationships with people is a top priority for you. You are committed to being authentic. You are thoughtful, considerate, forgiving, and responsible. You communicate upsets in a respectful, authentic, and healthy way. You believe in a world that works for everyone. You prefer cooperation to competition (except, perhaps, in gaming ;)
* Honorable. You treat others with respect and thoughtfulness even during a major conflict.

You will also receive your very own shelf in the pantry and your own fridge/freezer space. You get use of the common areas (kitchen/great room, the bathroom not in the master, the backyard, laundry, and powder room).

About me: I'm a married middle aged hetero white male and a certified public accountant. I do Nichiren Buddhism as a spiritual practice, and I have a passion for video games and collectible card games.

About your other roommates:
* Male retail worker
* Male professional/office worker
* Female healthcare professional for people with autism
* Non-binary museum educator

While not a requirement, it's a bonus if you enjoy playing Dungeons & Dragons, Magic: The Gathering, or have a console and want to do some online gaming (I used to play Mass Effect Andromeda multiplayer, but lately my obsession has been Baldur's Gate 3). Having a community gaming group might be fun! Anime fans, holistic healers, University students, professionals, and people with irreverent senses of humor are most welcome!

Regarding parking: You'd park on the street in front of the house or driveway.

Overnight guests: You can have overnight guests so long as they stay the night less than 10 days per month and the other housemates don't have a problem with their presence.

Thanks for reading all this and I hope to hear from you soon! And as proof that you read this whole thing, please include a good photo of yourself with your response so we can get a sense of your vibe. Note that if you don't do this, we won't consider you and probably won't respond. Also note that for my and my tenants' protection, I will conduct a thorough credit, background, reference, and financial situation due diligence check.

Note about scammers: I will not ask you for your phone number, nor will I provide mine, until we've had an introductory Zoom meeting.

Thank you, and I look forward to hearing from you soon!
