I'm an experienced property scout for pre-acquisition real estate.
My experience includes three years with Osborne homes in California.
They purchase property for cash as is, renovate them and then either resell or lease them.
All of the properties that were assigned to me, and that were eventually acquired, were purchased "sight unseen" with the exception of my photos and written report.
Their offers to sellers were partially based on my work and properties were rejected based on my observations.
The Regional Vice President would make all initial contact with the seller, prepare them for my call and I would call and set the appointment to photograph the property.
I use a Nikon DSLR camera with zoom lenses so the photos can be enlarged for detail.
I write a short report describing any deficiencies or upgrades, general condition of the house and accentuate urgent issues with commentary on remodel suggestions, (i.e. "If wall between living room and kitchen is not load bearing, removing it would open the space and make it an open concept space") and include any additional professional inspection recommendations.
I then upload the photos and the word document report to either your website or to a Dropbox folder.
I do not crawl under houses, go onto roofs, into attics or crawl spaces or other hazardous areas. My inspections are strictly non-destructive & focus on visible, plain sight defects.
I have in the past been able to spot potential termite damage, rodent or insect infestations, mold or water issues, foundation settling and roof damage.
I AM NOT A LICENSED INSPECTOR. I do however possess a lot of home remodeling knowledge and have a sharp eye.
Exterior only - $25
Interior & exterior - $40
(Add $0.59/mile outside of Tucson depending on distance. Negotiable.)
I will also provide document delivery service if necessary to acquire seller signature, deliver late notices and/or "Pay or Quit" notices to renters. (Compensation negotiable.)
I have the knowledge & experience to do "lockouts" and I know how to secure new property acquisitions against squatters and perform lock change-outs.
(Compensation $25/hour & you supply the material needed.)
