This 40-acre parcel of private patented land is located inside the Tohono O'odham Indian Reservation and is approximately 6 miles north of the Mexico/Arizona International Border and 4 miles northwest of San Miguel (see attached maps).
The parcel is totally surrounded by Reservation land and is rare in that very little private land exists inside the Reservation. The topography is level - desert with cacti, mesquite and catclaw (see pictures).
This parcel was inhabited at one time. Remnants of a well site and the foundation of an adobe structure are on the property. The parcel was known as the "Ventana Ranch" per the GLO map and field notes to the land survey which was done in 1932 (see copy of GLO map).
There is no legal access to the property but it can be accessed with a 4x4 vehicle.
All oil, gas and mineral rights are included.
Please see all attached maps and pictures.
The Pima County Assessor has the parcel valued at $102,000.
All reasonable offers will be considered.
