ARIZONA LAKE FRONT PROPERTY on Lyman Lake, a 1500-acre lake located approximately 15 miles north of Springerville and 9 miles south of St. Johns on Hwy 180:
This is a 120-acre rectangular parcel of land measuring ¾ mile by ¼ mile, and is located on the back side of Lyman Lake. At high water level approximately 15 to 20 acres are under water. The water level varies, however there is at least ¼ mile of lake shore line on the property. You actually own part of the lake.
You have no neighbors. The north ¾ mile and the east ¼ mile border Arizona State land. The south ¾ mile borders BLM Federal land and the lake. The west ¼ mile borders the lake. A portion of Lyman Lake is within the Lyman Lake State Park, an Arizona State Park.
This 120-acre parcel has flat land and hills sprinkled with juniper trees.
Currently there is no legal access to the property, however there is physical access across BLM and AZ State land, but such access is difficult and requires a 4x4 vehicle to traverse. There are other possible routes for much easier access to the property that could be developed, however these routes would involve crossing other private lands (on mostly existing roads) as well as establishing legal right-of-way across AZ State land and BLM federal land. Legal and physical access cannot be denied to a property owner pursuant to Ariz Revised Statues 12-1201 & 1202. However the property can always be accessed by boat by crossing the lake from the State Park side of the lake.
The price for the 120-acre parcel is $680,000, and this price takes into consideration the access situation. Owner will finance.
