WANTED: Out of Town Cottage or Guest House on Ranch, Farm, Estate etc. (Tucson)

A small, single occupant house/cottage out town within 15mi of I-10 (Vail, Catalina, Marana, Picture Rocks, Avra Valley etc.)
Must be OUT OF TOWN (or at the edge) on at least a few acres and with a reasonable separation from the main residence.
Other things it should have: 1) at least 300-400 sq. ft of interior living space, 2) it should be unfurnished or some way to store the existing furniture so I can use my own, 3) a small, unattached shed type building or room that I can use for my own storage and/small workbench*
*I have seen two great locations so far that met every other part of my description above except for #3, but the lack of that (and to a lesser extent #2) had been a deal killer.
If located on a ranch or farm, will trade p/t work for partial rent (or not...not a main condition, just a suggestion if it applies)
Location and house must be clean and quiet.
Non-smoker, no pets, no drugs or alcohol.
Ex-Tucson Police Officer and area Elementary School substitute teacher.
Minimum 1 year lease with 1 year option.
Unfurnished preferred.
Must have parking for two vehicles (van, small pickup truck) and a small (13ft) boat.
Dirt road (up to 2 miles) from paved road ok.
Can supply background resume and references on request.
Will pay 2 months rent and 1 month security deposit on the day I move in.
Please send me some pictures (inside and out and land around house) of what you have, location information and rent including all utilities.
