A deposit of half of the total amount for your stay will hold your reservation, and the remaining half plus a $50 cleaning deposit is due upon arrival. (For select events like the gem show, payment in full is due at the time of reserving your space.) The cleaning deposit will be refunded if the property is in the same condition as when you arrived. We don't expect you to clean if you don't want to be bothered with it, you just have the option of saving $50 (pretty easily) if you want to. We just can't afford maid service with the rates we're charging. We will launder the bedding & towels and empty the trash, but if we have to do other cleaning we'll keep the deposit.

Cancellation: I don't believe in non-refundable deposit policies. But I also don't want to turn lots of people away because it's booked and then lose you too if you cancel. So, if you need to cancel your reservation, I'll refund any portion of your deposit that someone else later books. And because of the extremely reasonable pricing, I usually get several people contacting me each day, so there's a decent chance you'll get most (if not all) of your deposit back if you cancel early enough :)

We have two ocean-view condos situated very close to each other, in the same building -- one on the 3rd floor, the other on 4th floor. Rent one, or rent both for up to 12 people! Perfect for a private retreat, your next group gathering or family get-away!

Our condos are generously- sized to accommodate four people in two bedrooms with queen beds and private baths, and have a sofa/sleeper for two additional people. They have fully equipped kitchens, laundry room and 27" TV/VCR/DVD in each bedroom and the living room. These luxurious condos have everything you need for an enjoyable, relaxing stay, including daily maid service.

And now for the rest of the story -- these rates don't include the mandatory 11% Mexican tax, $35 one-time cleaning fee, and $5 / night resort fee (all of which we collect and pass along to management). In order to make this vacation more affordable for our guests, we currently absorb the $25 per stay damage waiver which we are required to pay. Maximum occupancy, per unit, is 6. Minimum age to rent is 25. No smoking. No pets.

(The Smithsonian-operated Whipple Observatory is just to the east of us, and there are guided tours.) Tucson offers an active and sophisticated cultural scene and many very fine restaurants. Nogales, of course, has great Mexican food, including seafood, and a great selection of crafts and furniture from local artisans at very reasonable prices. Iron, tin, wood and ceramics are well-known Mexican specialties.
