8.  Handles emergency and after hours incidents: 24x7 cell phone response; on-call rotation<br>
9.  Analyzes AC and heating problems <br>
10. Performs preventative maintenance on all equipment in buildings <br>
11. Performs all other related duties as assigned <br>
Minimum Requirements: <br>

Minimum of three (3) year experience in building operations, management experience or training. Must have knowledge of basic building operations, life safety systems, plumbing, electrical, HVAC systems. Must be self motivated, organized and able to work without direct supervision. MUST BE HANDS ON, WILLING TO DO ANY WORK NEEDED, AND LEAD BY EXAMPLE.<br>

Physical Demands and Work Environment: <br>
<br>
While performing the duties of this position, the incumbent is regularly required to sit, walk, stand, bend, stoop, lift, push, and pull. This position may require overtime, rotating shifts nights, evenings, weekends and holiday work. Candidates must have the ability to pass a criminal background investigation prior to employment.<br>

Minimum Requirements: <br>

Minimum of three (3) year experience in building operations, management experience or training. Must have knowledge of basic building operations, life safety systems, plumbing, electrical, HVAC systems. Must be self motivated, organized and able to work without direct supervision. MUST BE HANDS ON, WILLING TO DO ANY WORK NEEDED, AND LEAD BY EXAMPLE.<br>

Physical Demands and Work Environment: <br>

While performing the duties of this position, the incumbent is regularly required to sit, walk, stand, bend, stoop, lift, push, and pull. Conduct all business in accordance with HSL Asset Management's policies and procedures, Fair Housing, Americans with Disabilities Act and all other laws pertaining to apartments.<br>

INCOME COLLECTION<br>

Maintains accurate resident records. Updates on a daily basis all rents, deposits and application fees received by residents. Issue appropriate notices when necessary (e.g., late payments, eviction notices, returned check memos).<br>

Assists in collection of delinquent rent.<br>
<br>
Deposits all receipts prior to bank close each day.<br>
<br>
RESIDENT RELATIONS<br>

Maintains positive customer relations attitude.<br>
<br>
Physically inspects property, picks up litter and reports any service needs to maintenance staff. Will also inspect move-outs and vacancies when requested.<br>

MARKETING<br>
<br>
Must be knowledgeable of all phases of leasing and resident retention.<br>
<br>
Works with lease renewals each month.<br>
<br>
Greets prospective clients, shows property and performs leasing duties as needed.<br>
<br>
Answers and handles incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc.<br>

Maintains awareness of local market conditions and trends. Contributes ideas to Community Director for marketing property and improving resident satisfaction.<br>

Maintains accuracy of outside marketing sources.<br>

ADMINISTRATIVE<br>

Updates reports concerning notices to vacate, etc., on a daily basis and provides information to the Community Director.<br>
<br>
Organizes, types and files all applicable reports and paperwork.<br>

Purchases office supplies within established budgeted guidelines.<br>
<br>
Process all resident move-out paperwork.<br>
<br>
Accepts service requests from residents and routes to maintenance for prompt processing. <br>

Schedules time for move-ins and move-outs (if applicable).<br>
<br>
Maintains Property Information Binder as outlined in the Operations Manuals.<br>

Supervisory Responsibilities<br>
<br>
Directly supervises employees in Leasing Department. Carries out supervisory responsibilities in accordance with the organizationï¿½s policies and applicable laws. <br>

Responsible for training employees; planning, assigning and directing work; addressing complaints and resolving problems.<br>
<br>
Plan, prepare and conduct property functions designed to add value to property operations and participate in preparation of resident functions and newsletter.<br>

GENERAL<br>

Performs any additional duties assigned by Community Director or Property Supervisor.<br>

Skills/ Requirements<br>
High school diploma or GED with one to two years related experience.<br>
<br>
Knowledge of office systems and equipment.<br>

Basic bookkeeping skills.<br>
<br>
Sales and Marketing experience is preferable.<br>

Knowledge of and the ability to articulate legal procedures for evictions in local area.<br>
<br>
